What is real estate team?

A real estate team is a group of agents and support staff operating under one brand within a brokerage, sharing leads, systems and administrative capacity, usually led by a senior producing agent.

Teams exist because the agent role bundles incompatible work: prospecting, showing, negotiating, marketing and transaction administration. Splitting those functions lets specialists do each.

Common structures include buyer's agents working leads generated by the team lead, inside sales agents qualifying enquiries, transaction coordinators managing contract-to-close, and marketing staff producing listing collateral.

The economics only work above a volume threshold, since salaried support must be covered before anyone profits. Below it, a team adds cost and coordination overhead without the volume to absorb either.
