What is referral?
A referral is a client introduced by someone who already trusts the agent — a past client, a colleague, or an agent in another market — and typically converts at a far higher rate than any other lead source.
Referrals convert well because the trust step has already happened. The prospect is not evaluating whether you are competent; someone they believe has already told them you are.
Agent-to-agent referrals are a formal category with their own economics: an agent whose client is relocating refers them to an agent in the destination market in exchange for a share of the resulting commission.
The systematic weakness is that most agents let past-client relationships lapse. The work is unglamorous — staying genuinely in contact for years without an immediate transaction in view.
