What is property description?

A property description is the written copy accompanying a listing, summarising its features, condition and appeal to persuade a buyer to arrange a viewing.

Its job is narrower than it appears: it does not sell the property, it sells the viewing. Photographs do the persuading; the text supplies what photographs cannot — layout logic, neighbourhood context, condition, and who the place would suit.

The recurring failure is adjective density. Copy assembled from 'stunning', 'immaculate' and 'must see' carries no information, and reads identically across every listing in the market. Concrete specifics are what a buyer actually uses to self-select.

Descriptions also need to differ by channel. What works in an MLS field does not work as an Instagram caption or a portal summary, because the reader's context and attention differ.

Fair housing rules constrain the language directly: describe the property, not the people who should live in it.
